PROPERTY / LAND DEVELOPMENT

LAND DEVELOPMENT / PERRON GROUP HAS A LONG HISTORY OF SUBURBAN AND REGIONAL LAND DEVELOPMENTS, WITH THE COMPANY’S HERITAGE IN THE DEVELOPMENT OF SIGNIFICANT SUBDIVISIONS STRETCHING BACK MANY DECADES.

Consistent with the model applied in the retail and commercial property divisions, the Group’s current suite of projects are a mix of direct ownership and joint venture partnerships.

The current portfolio of land subdivisions is comprised of projects already developed, with sales of lots underway, subdivisions in the pre-development approvals and planning stages as well as those in an assessment phase. Ten of the eleven residential developments are in Western Australia and one in Queensland. As at 2018 three estates are currently in the sales phase and a further eight land bank holdings, totalling approximately 10,647 lots, are either waiting for the requisite statutory approvals or pending resolution of joint venture arrangements.

VASSE

Located near Busselton and on the edge of the Margaret River Wine district, Vasse is a residential development centred around Vasse Village, a retail and services hub servicing the local residents and the tourist trade. More development will occur in years to come and the residential stages will continue as demand determines.

The estate will comprise over 1,400 lots when fully developed. Perron Developments Pty Ltd own 50% with 50% owned by Stawell Pty Ltd.


HOLLAND PARK

Holland Park at Piara Waters sits within Perth’s south eastern corridor, one of the fastest growing regions of the metropolitan area. The estate will comprise 470 lots and is currently in the sales phase.


THE EDGE

The Edge in Baldivis is located in the southern corridor of the Perth metropolitan area close to major transport infrastructure. The estate will comprise 365 lots and is in the sales phase with many first home buyers sales to date.


BALDIVIS NORTH

Located on Baldivis Road, in the southern suburb of Baldivis, this land is currently awaiting development with the capacity in time to produce approximately 850 lots.


TREEBY

Located at Armadale Road, Treeby development will potentially produce approximately 650 lots. The adjoining land at Lot 131 Jandakot Road is also under Perron control via a joint venture arrangement. This land has a potential yield of 335 lots.

All approvals are being secured to allow development to proceed on both Treeby projects.


WITCHCLIFFE ECO VILLAGE

Located 10kms south of Margaret River, the Witchcliffe Ecovillage is a world-leading residential development based on the vision of creating a highly sustainable, self-reliant regional community.

On completion, the Ecovillage community will produce as much energy as it consumes, be self-sufficient in water, integrate with the local environment while generating ongoing economic and social opportunities for the area.

All approvals are now in place for the Witchcliffe Eco Village project to proceed based on appropriate market conditions.


COCKBURN ROAD

A residential site held on Cockburn Road in Perth’s southern beach corridor now rezoned for residential use.

The land is elevated with excellent views across Cockburn Sound to Garden Island. Perron Developments Pty Ltd owns a 50% interest in this project.


CAPORN STREET

The Caporn Street land in Perth’s northern suburbs has been rezoned as Urban. Development. Alternatives for this potential 100 lot estate are under review.


PACIFIC VIEW ESTATE

Pacific View Estate is the largest land development in the Perron Group’s portfolio and, on completion, the 3000+ residential sites and village centre will see the emergence of a community for many thousands of Gold Coast families.

With views across the Pacific Ocean and Gold Coast skyline, this development is 20 minutes from the region’s famous beaches and will give future residents access to the Gold Coast’s comprehensive array of services including schools, hospitals and retail precincts.

The Estate is currently in master planning phase.

Perron Group has a joint venture interest in this estate via direct land ownership and a development management agreement.


BRABHAM

This 221ha site is opposite Whiteman Park in the growth corridor of Brabham, 20kms north east of Perth.

Perron Developments Pty Ltd has a joint development interest in this land with Peet Ltd and WA Government’s Department of Communities. The remaining planning approvals are being obtained prior to development commencing.
